I have never designed or built a custom home before, what should I expect?
Building a custom home for the first time is more exciting than it is overwhelming, especially when you have the right team by your side.

When can I tour the community?
Buyers can do a self-guided tour at any time or can schedule a private tour. Once onsite, scan any of the QR codes throughout the community for additional lot details, interactive Google Map which will allow you to see the individual lot and building envelope boundaries.

Are there restrictions on which architect or builder I use?
No. Canyon Pines is a fully custom home community so buyers can work with the architect and builder of their choice. We ensure a cohesive architectural community aligned with the vision of Canyon Pines through the guidance and enforcement of our Design Guidelines. We have a curated list of potential architects and builders that can be shared with prospective buyers as a resource and we encourage prospective buyers to share our Design Guidelines with other potential builders or architects before proceeding with a design. What is a Home Design and Accelerated Design?
We partnered with a few top architectural firms to envision what might be possible on a diverse mix of lots at Canyon Pines. The results are approved custom home designs and accelerated design concepts that embody the vision of Canyon Pines and have been through part of the design review process with the Design Review Committee. These designs can be found on our Home Designs page and can be a good starting point for your new home. We can make the introduction to the architect so you to learn more about the design and tailor it to your needs. The accelerated designs offered include an approved design, the lot, and construction costs. For more information please view those specific designs.
These designs are provided to help prospective buyers see the design possibilities on that particular lot. If you find your lot and the particular design and/or architect is not what you are looking for you are more than welcome to work with your design team to create your custom home that meets the Design Guidelines.
What is an Accelerated Home?
Purchasing an Accelerated Home is a faster way to live in Canyon Pines. On these lots select architects and builders have created custom residences with full construction plans, prices, and expedited move-in dates. Depending on where the home is in the construction process buyers can modify the interior to make it their own. When are the future lots going to be released?
For a limited window of time, Canyon Pines offers an exclusive opportunity to explore our future lot inventory and purchase your ideal lot as a part of the next lot release.
For those who missed the 2024 opportunity and are interested in being notified of the next one, we encourage you to Start a Conversation with us by filling out the form at the bottom of the page. By doing so, you will be among the first to be notified of the next opportunity to select a future lot sometime in 2025 or 2026. In the meantime, feel free to explore our future lots here.

Once I purchase a lot, how long do I have to start the design process?
I have heard cities like Boulder and Denver have a wait period of up to six months before reviewing construction permit applications. Is this the case at Canyon Pines?
What utilities are available at Canyon Pines?
Is there an HOA and/or a Metro District?
Yes, Canyon Pines has both an HOA and a Metro District, each with specific responsibilities.
HOA: The HOA at Canyon Pines plays a crucial role in managing various aspects of the community. With dues set at $195, homeowners benefit from services such as high-speed fiber internet. The HOA is also responsible for covenant enforcement, ensuring that the community adheres to established guidelines and maintains a cohesive aesthetic.
Metro District: The District built all the wonderful infrastructure you see at Canyon Pines, and will help the HOA maintain the trails and open space. The District has a mill levy that is included with your annual property taxes. Property taxes on homes in Canyon Pines, including those due to the District, are comparable to most other new communities and average about 1.2% of a property’s value.
